Replacing A Door On a House

Real estate brokers often say that one of the most important features of a house is its curb appeal. Siding, shutters, windows and shrubs matter, but. the most eye-catching aspect of a house, the brokers say, is usually the front door.

Homeowners with even the most ordinary-looking houses can get a healthy infusion of curb appeal, the brokers say, by simply replacing a drab, nondescript entryway with a new low-maintenance, energy-efficient front door.

"This is the first thing people really focus on when they approach your house," said Aris Crist, an architect in Greenwich, Conn. "Historically, the front door has been the expression of the elegance and the security of the house. So the entryway must be both strong and beautiful at the same time."

The most elegant - and most expensive front doors, Mr. Crist said, are those made of exotic woods like teak or mahogany.

"On higher-end doors, the standard thickness is 21/4 inches, and the doors usually have raised details or intricate hand carving," he said, adding that such a door, which is often framed by a series of leaded, etched or stained-glass windows or sidelights strips of glass along the side of the door could cost $12,000 or more installed.

For homeowners who neither need nor want a front door that costs as much as a used car, there are a variety of less expensive but equally functional and appealing styles, materials and configurations.

Alan Campbell, president of the Window and Door Manufacturers Association, a trade organization based in Des Plaines, Ill., said that solid wood entry doors made of oak are the most common ones found in older homes. Doors, Mr. Campbell said, require regular maintenance, including sealing and annual painting, and are subject to cracking, chipping and warping.

"The good thing about a solid oak door, though, is that wood is a very good insulator," he said, adding that prices can range from $200 up, depending on style and accessories.


The choices, from lower priced to high, include oak, steel, fiberglass, teak and mahogany.

Those who want a door that requires minimal maintenance while providing maximum security, Mr. Campbell said, might want to look at a steel door.

Steel doors don't warp, don't decay and don't need very much maintenance," he said, explaining that such doors also have fairly good insulating qualities because their hollow centers are filled with polyurethane foam and because they typically have a magnetic sealing strip, like the one found on a refrigerator door, around the perimeter of the door.

That strip forms an airtight seal between the door and the steel frame around the doorway that surrounds it.

"The one problem with steel doors is that they do get dents and dimples," Mr. Campbell said, explaining that such blemishes are difficult to remove. And while such doors may be filled with insulation, he said, they are usually cold to the touch in winter and warm in summer.

A door material that is becoming increasingly popular, Mr. Campbell said, is fiberglass.

"Like steel, fiberglass has a low maintenance factor and will not chip, crack or warp," he said, adding that fiberglass doors can either be painted or stained, with the latter finish resulting in a reasonably convincmg wood-grain appearance.
"Fiberglass also has better thermal properties than steel," Mr. Campbell said. "But while they're resistant to dings and dents, they'll still show scratches or gouges on the surface."

Jennifer De Boef, a spokeswoman for Pella Corporation, a window and door manufacturer based in Pella, Iowa, said that the best way to install a new door, regardless of what type of door is used, is to install the door and a matching frame at the same time.

"Replacement doors are often installed into existing doorframes," Ms. De Boef said. "But homeowners should think of the front door and its frame as a single, integrated system."

In fact, she said, even doors that are sold with frames use either the existing doorway's sill - the wood or metal strip that is supposed to keep air and water from passing under the door - or a sill that is added after the frame is installed.

"What we've done is we've taken technology from our patio door system and put it into an entry door system," Ms. De Boef said, explaining that with Pella's steel and fiberglass door and frame packages, the entire entryway, including the bottom sill is assembled at the factory, tested for water- and airtightness and installed in one fully assembled piece.

Moreover, she said, all parts of the door frame are clad in aluminum, eliminating the necessity for painting those surfaces and adding to their structural integrity.

Ms. De Boef said that Pella's steel and fiberglass door systems range from $330 to as much as $5,000, depending on extras like transoms an sidelights.

Another important consideration for homeowners who want to replace their entry door is the inherent tradeoff between light and security.

Mr. Crist, the architect, said that while doors with a few small windows at the top are not likely to reduce the security level, those that come with a frame consisting of a number of sidelights could.

"In some designs, the sidelights are located in a place where someone could break the window, reach in and open the door from the inside," he said. "So if security is an issue, you might want to get a door with an asymmetrical sidelight arrangement." Such an arrangement, he said, would have sidelights only on the hinge side of the door.

Brian Ciechanowski, an owner of Tri-Pane Installations, a Farmingdale, Long Island, window and door contractor, said that the replacement door his company installs most frequently is a steel door.

"I usually recommend a metal door because you can get it in three weeks, it's custom made for the opening, and it takes about an hour to install," Mr. Ciechanowski said.

He explained that such doors generally come pre-hung in a metal frame that is sized to fit into the existing door opening without having to remove the existing wood frame.

"You just pop off the wood trim, unscrew the hinges and brass fittings, and pop the door right into the opening," he said, adding that the magnetic metal strip around the sides and top of the door, along with a metal strip on the bottom that interlocks with a metal lip on the sill, ensures that the door is air and watertight.

"In most cases, a homeowner can get away with spending as little as $549 for a basic metal door installed," Mr. Ciechanowski said. "And you can get a really nice door with windows and leaded glass for under $1,000.
